This elegant and vertical home is located on the footprint of the site’s previous house, utilizing zoning guidelines that were grandfathered into the urban neighborhood in Seattle. Phinney Ridge Residence is a residential project by Coates Design Architects that was built on three levels.
Design
The third level of this house embraces the awesome views of Ballard and the Olympic Mountains. This level has a dramatic ceiling that is pitched to allow unobstructed views to the west and also clerestory windows to the east.
Spaces
The entry area of this house provides shelter from the weather of the Pacific Northwest, leading guests into the lobby area where there is a gracious staircase. An ample closet space along the way is provided for totes, umbrellas, and wraps.
Details
In the master suite, there is an entire wall of custom casework that is features to keep wardrobe essentials organized. There is also a generous five-piece bathroom that accompanies the suite while a small secondary closet is provided for seasonal storage. The upper level of this house is completed by a guest bathroom, an additional room, and a rec room.
The lower level is used for recreation with a home theater and game room tables. There is also a spacious bedroom and full bathroom on this level to accommodate additional guests with tucked utility spaces as well.
