You’re doing it, you’re building your dream home! But don’t let that dream cloud your judgment. The new home building process can quickly turn into a nightmare if you don’t know what you’re doing.
Go into your new build like a pro. Arming yourself with a bit of know-how will ensure your dream becomes a reality.
To help you get through the new home building process, let’s look at 5 things you should consider before you start.
1. Design for Your Future
It’s easy to get caught up in what you want right now. Yet, if this house is somewhere you plan to be for a long time, or forever, it should fit your growing needs.
A single person may get married and start a family. Older adults will look to retire and need a home that will be safe to move around in.
No matter what stage of life you’re currently in, consider where you will be years from now. Your house should be able to grow with you, not against you.
2. Think of Your Timeline as a Guideline
The new home building process is not set in stone. It’s not uncommon for timelines to go from a few extra weeks to a few extra months.
Consider your timeline and know there will be hiccups. Things like bad weather, material delays, and long inspection times can push a move-in date past the deadline.
A good home builder will work diligently to make up any lost time. However, have a back-up plan in place, just in case.
3. Research Your Builder
Building a home isn’t an investment you should gamble with. When it comes to picking a builder, do your homework.
Interview at least three separate builders. Get reviews, read testimonials, and check their rating with the Better Business Bureau.
Plus, make sure they’re able to cover all aspects of your home build. From ground works, plumbing, and electricity, every trade should get covered.
4. Location, Location, Location
It’s three familiar words when it comes to real estate, but three of the most important ones. Basking in a new home glow won’t last long if you build in the wrong area.
Don’t judge a lot on the price alone. Consider how long your commute to work will be. How long will it take to get to your doctor’s office and are there plenty of stores nearby?
Also, think about the resale value. Being in a prime location with good schools is worth the investment now and when you look to sell.
5. Think Energy Efficient
There’s no better time to make your house green than during the new home building process. Walls are already open, new materials are at your fingertips. Doing it now will save you the headache from redoing it later.
Choose energy-efficient insulation and an HVAC system. Install water-saving toilets and showers. Plus, save money on your energy bills with quality windows and energy-efficient lighting.
It’s an investment now that will pay off in utility savings and re-sale down the road.
