Running an Airbnb rental is a good way to earn some cash, whether you’re doing it part-time or running a full-time business. As long as your property is in a location that gets regular visitors, you can become quite profitable.
The only downside is that you’ll have to put in some work to make your rental stand out from other listings. Not only will you need to keep it clean and presentable, but you’ll have to offer some amenities to compete with other rentals.
If you want to be more profitable, here’s what you can do to make your listing more enticing to potential Airbnb guests.
1. Keep your rental spotless and beautiful
There’s a reason everyone feels drawn to luxury Airbnb rentals, even if they can’t afford the price. People enjoy spending time in aesthetically pleasing spaces. However, staying on top of maintenance and cleaning tasks can be a bit cumbersome, but if you don’t, your rental won’t get good reviews.
For instance, you have to clean and refresh your rental space after each guest, and if you have back-to-back bookings, that takes coordination and significant energy. If you fail to provide guests with a clean, beautiful space, your rating will take a dive and people will avoid booking with you. On the other hand, clean spaces are more inviting, and great reviews will get you more bookings.
2. Choose the right furnishings
To run a successful Airbnb rental, you need more than just basic pieces of furniture, like a bed and a chair. Put some thought into how you furnish your space, and choose your décor intentionally. If you don’t know what to do, consult with a professional interior decorator for ideas. At the very least, you’ll want a bed, dresser, couch, armchair, and some type of armoire if you don’t have a closet.
Every Airbnb rental is different, but more people are starting to put bunk beds in their rentals. A sturdy queen bunk bed made for adults will cover all types of guests, including people with kids. Bunk beds also make great accommodations for multiple people. Sometimes guests pass on listings that only have one bed because someone in their group can’t sleep on the floor. If your space is limited and you only have space for one bed, consider a bunk bed to open up the potential for getting more bookings.
3. Always provide complimentary coffee
Coffee is essential for every Airbnb, and although some guests will ignore it and others will abuse it, many will appreciate having coffee on hand throughout their stay.
Keep in mind that people have preferred brewing methods, so consider offering at least a standard coffee pot, a French press, a pour over system, a Keurig, and perhaps even a Moka pot. For people who don’t prefer using pods, always provide ground coffee rather than whole beans to make it easy. However, keep in mind that store-bought ground coffee isn’t coarse enough to use in a French press, and people who know how to brew coffee might be disappointed. If you provide a French press, try to include at least some coarse ground coffee.
It also helps to provide a few syrups, like vanilla, caramel, and chocolate sauce. Dry creamer is a good option, too, although many people supply cream in the refrigerator.
4. Hotel amenities
Today’s guests have come to expect Airbnb rentals to be comparable to hotel stays. It’s crucial that you include amenities that would be expected in a standard hotel, like extra towels, clothes hangers, extra laundry detergent, extra pillows and blankets, shampoo, conditioner, soap, Wi-Fi, and cable television. If you can’t offer all of these things, your listing might be passed over.
5. Make cooking easy
One thing people love about Airbnb over hotels is being able to cook real meals. Some hotels have a small kitchen, but you typically have to pay more, and there’s no guarantee of availability. With Airbnb rentals, there is almost always a kitchen, even if it’s small.
Make it easy for your guests to cook, especially if your rental isn’t walking distance from a good selection of restaurants or somewhere that serves prepared food. Provide a selection of basic pots, pans, small appliances (like a blender), seasonings, and dishes.
Great rentals get more bookings
When Airbnb guests have a choice, they’re going to book the rental that has better amenities, looks nicer, and has better reviews. By implementing the ideas outlined in this article, you can increase your chances of having a highly preferred rental in your area.
